Ingredients

Cake:

  • 4 cups pancake mix
  • 1/3 cup granulated sugar
  • 3/4 cup milk
  • 2 large eggs
  • 1/2 cup sour cream
  • 2 teaspoons vanilla extract

Crumb Topping:

  • 1 cup pancake mix
  • 1 cup brown sugar
  • 1 1/2 teaspoons cinnamon
  • 1/8 teaspoon nutmeg
  • 1/8 teaspoon salt
  • 1/2 cup (1 stick) softened butter

Icing:

  • 3 cups powdered sugar
  • 1/3 cup butter
  • 1 1/2 teaspoons vanilla
  • 1-2 tablespoons milk

Instructions

  1. Preheat the Oven: Preheat your oven to 350°F (175°C). Spray a 9×13-inch baking dish with nonstick cooking spray and set aside.
  2. Prepare the Cake Batter:
    • In a large bowl, whisk together 4 cups of pancake mix and 1/3 cup of granulated sugar until well combined.
    • In a separate medium bowl, mix together 3/4 cup of milk, 2 large eggs, 1/2 cup of sour cream, and 2 teaspoons of vanilla extract until smooth.
    • Pour the wet ingredients into the dry ingredients and gently mix until just combined. Be careful not to overmix. Set the batter aside.
  3. Make the Crumb Topping:

  5. Bake the Coffee Cake:
    • Place the dish in the preheated oven and bake for 45 minutes to 1 hour, or until a toothpick inserted into the center comes out clean.
    • If the top starts to brown too quickly, you can cover it loosely with aluminum foil during the last 15 minutes of baking.
  6. Prepare the Icing:
    • In a small bowl, whisk together 3 cups of powdered sugar, 1/3 cup of melted butter, 1 1/2 teaspoons of vanilla extract, and 1-2 tablespoons of milk until smooth and pourable. Adjust the consistency with more milk if needed.
  7. Finish and Serve:
    • Once the coffee cake is done baking, remove it from the oven and let it cool slightly in the dish.
    • Drizzle the prepared icing over the warm cake.
    • Allow the icing to set before slicing and serving.
